The July 2026 RICS UK Residential Market Survey results point to little change in the overall subdued narrative reported over recent months, with metrics on buyer demand and sales still languishing in negative territory. That said, short-term sales expectations have become gradually less pessimistic, although they remain far from signalling a meaningful turnaround in market conditions at this stage.

The UK Residential Market Survey is used by the government, the Bank of England and other key institutions, including the IMF, as an indicator of current and future conditions in UK residential sales and lettings. It is covered extensively in the media and is the leading source of market intelligence, highly regarded both by investors and across the industry.

In our opinion, the residential property market remains subdued, with limited evidence of a meaningful improvement in activity at this stage. Buyer demand and transaction levels continue to be relatively weak, while modest downward pressure on house prices remains. However, there are some early signs of stabilisation, with short-term sales expectations becoming slightly less pessimistic.
