March 2026 Round-Up - RICS Valuations (Red Book)

March has been a particularly busy month for the practice, with a notable increase in valuation instructions across a wide range of property types and purposes.

Valuation work formed a significant proportion of our workload throughout March, with instructions received for a variety of purposes including Help to Buy loan redemptions, Shared Ownership staircasing, probate, and taxation matters.

As with all of our valuation work, reports were prepared in accordance with the RICS Valuation – Global Standards (Red Book), ensuring that advice provided was independent, evidence-based, and suitable for formal submission to lenders, HMRC, housing associations, and other professional bodies. 

Instructions this month often involved properties where clarity and compliance were key, particularly in cases relating to equity loan redemption and probate. In these instances, accuracy of market evidence and clear reporting were essential to ensure the valuations could be relied upon without challenge.

Approach and Delivery

Across all valuation instructions, we continued to follow a structured approach, beginning with a clear understanding of the purpose of the valuation and any specific requirements, followed with a suitable inspection, and concluding with detailed reporting supported by comparable evidence in line with specific requirements.

This process ensures that each report is not only compliant, but also clear and easy to understand for clients and their advisers. Our focus remains on delivering valuations that are both technically robust and practical in their application.

We also continued to support clients and professional contacts following issue of reports, including responding to queries, providing clarification, and assisting with re-issues where required as transactions progressed.
