A busy month for RICS Home Survey Level 3s (Building Surveys).

At Navah Consulting, June was another busy month for the team, with a wide variety of RICS Home Survey Level 3 (Building Surveys) completed across Hertfordshire, Essex, Cambridgeshire, London and Suffolk.

The RICS Home Survey Level 3 (Building Survey) is the most detailed property inspection we offer for pre-purchase investigations. This is designed for buyers who want a comprehensive assessment of a property’s condition, particularly valuable for older buildings, larger homes, or properties that have been extended or altered over time.

In June, we’ve assisted clients in locations including: Bishop’s Stortford, London (Walthamstow), Cambridge, Hatfield Heath, Perry Green, Saffron Walden, Arkesden, Sawbridgeworth, Coton (Cambridge), Newmarket, Letchworth Garden City, and Royston.

The properties inspected this month ranged from Victorian terraces and Edwardian homes in towns like Saffron Walden, Cambridge, London (Walthamstow) and Bishop’s Stortford. Along with more rural detached houses in picturesque villages such as Hatfield Heath, Perry Green and Arkesden. We also carried out surveys in areas where conservation area status and planning restrictions play an important role, ensuring clients were made aware of potential legal considerations.

Our RICS Home Survey Level 3 (Building Survey) this month uncovered a range of important findings, including:

  • Roofing issues, including aged or inappropriate roof coverings.

  • Dampness and timber decay, including active wood-boring beetle infestations and failed damp-proof courses.

  • Non-compliant building works lacking proper Building Regulations or planning approval, an issue particularly relevant in conservation areas.

  • Service installations not meeting modern standards, including untested heating systems and the presence of asbestos.
